Professionally clean or replace worn floors. Buyers notice immediately.

Week 3: Curb Appeal
Power wash exterior surfaces (weather permitting).
Fresh mulch, trimmed landscaping, and a welcoming front door. First impressions matter.

Week 4: Stage & Shoot
Staged homes sell faster and for more.
Professional photography is non-negotiable—buyers shop online first.

Before your real estate agent helps you formulate an offer on your next property a basic phone call to the listing agent is critical. Why? A simple phone call can reveal what the seller really wants (highest price isn’t always best, think closing date, certain contingencies dropped, maybe they need to rent back). It helps build rapport between agents on both sides to make the transaction flow smoother. It can possibly tell if there are other offers. Lastly, you might learn of red flags early like past inspection issues, financing problems with previous offers, and title or court approval delays. Maybe this property isn’t going to work based off of that one phone calls information. A simple phone call early on is always the best starting point for formulating a winning offer! , , ,
