For many homeowners in Greater Chicagoland the electrical bill is a sizable portion of their monthly expenses.

But with just a little bit of effort and forethought, anyone can reduce their power bill.

At Deep Dish Homes, we’ve worked in real estate in Greater Chicagoland for quite some time. And we’ve learned a lot about buying and selling real estate, renovating homes, working with real estate agents, and yes… even lowering the cost of utilities.

So we thought we’d stop by and offer some practical tips for reducing your monthly electric bill…

Add Insulation — The better insulated your home is, the less money you’ll need to spend to raise or lower the indoor temperature. So it’s a good idea to add insulation to your home or to at least check the existing insulation.

Replace Air Filter — The dirtier your air filter, the harder your AC unit has to work to pump clean air into your home… which means more power being used. So make sure to replace your air filter often!

Lower Water Heater Temp — Your water heater might be hotter than it needs to be… which is to say that it’s using more POWER than it needs to use. You can turn down the temp on your water heater to save some money.

Get a Programmable Thermostat — A programmable thermostat can help you save money on your power bill by allowing you to control exactly how much power you use to heat or cool your home, and when you use it.

Hope that helps!

If you want to sell your home for a fair cash price, give us a call at 312-820-0061.

We can close in as little as two weeks and we’ll pay all closing costs!

Considering moving closer to family?

At Deep Dish Homes, we’ve worked with a lot of homeowners in Greater Chicago who sought to relocate in order to be closer to family.

And we get it. Family is important.

There are a lot of reasons someone might want to move closer to family — help with raising kids, health issues, or simply a desire for camaraderie.

Whatever the case, here are some things to consider when relocating for family…

How Close is Too Close? — Being closer to family is great… but there is such a thing as being too close. At the very least, make sure you have some space of your own where you can retreat to when you need a break.

Budget — How much can you afford to spend on the move? This will impact everything from where you move to, how quickly you sell your home, and even when you move.

Location — What neighborhood are you going to live in? You might want to be just down the street from your family, in the same house, or maybe 30 minutes away. Everyone’s situation will be different.

Lifestyle — What lifestyle do you want to have after the move? The neighborhood you choose and the amenities it includes (or doesn’t include) will have a big impact on how often you go for walks, go to the park, attend local events, etc.

Hope that helps!

If you want to sell your house fast for cash, give us a call at 312-820-0061. We can make you a fair cash offer within 48 hours and close in as little as two weeks. We’ll even pay all closing costs!

Want to sell your home faster?

As it is, the average time to sell on the MLS is right around 90 days, according to Zillow.

And while many people, for various reasons, need to sell faster than that — maybe they need to move because of work or family changes, for instance — doing so can be a bit of a challenge.

You have to find the right buyer with the right budget at the right time.

So how can you increase your chances of selling quickly?

Here are a few tips!

Understand Your Comps — The more accurately priced your home is, the faster it’s going to sell. So it’s worth taking a little bit of time to gain a thorough understanding of your home’s comps. Be aware that some agents will overprice a home to try and put more money in their own pocket… even though this will cause the home to take longer to sell.

End Your Price With 99 — It might seem like a silly sales trick, but ending the price tag on the home’s listing with “99” or “97” is likely to draw more eyes.

Focus On Photos — For bringing attention to the house listing, photos are probably the most important element. Buyers are scrolling through listings like they scroll through social media. And the photos are what catch their attention. So it’s probably worth paying a little extra to get great professional pictures.

Market The Property’s Strengths — In the listing, be sure to talk about the strengths of your property. Is it in a great school district? Is it a great home for investors to rent out? Talk about that to garner attention!

Hope that helps!

And if you want to sell fast for cash without all of the hassle, give us a call at 312-820-0061. We can make you a fair cash offer and close in as little as 2 weeks!

5 Tips for Selling an Inherited House in Greater Chicago

Family members or close friends commonly enact a will leaving their property holdings to their next of kin or people who meant a lot to them. Inheriting a home is quite common, yet the property is often unwanted. Leaving a recipient holding what is often an unaffordable property, due to upkeep, property taxes, and any … Continued

Wishing your home was more modern or updated?

There are a lot of cool things that can be done with homes today (kitchen islands, efficient power systems and appliances, smart devices for controlling temperature, etc.) to increase value AND make living spaces more comfortable.

But here’s a question…

Is it best for a homeowner to remodel their current home or move?

Well, the main benefit of remodeling, is that you can stay where you’re at — you don’t have to go through the process of finding a new home, purchasing it, and moving your stuff.

At the same time, buying a new home is sometimes easier and more cost-efficient than remodeling an existing house. A large-scale remodel often takes more time and money than most people plan for.

In fact, here are a few signs that moving might make more sense than remodeling…

The House Has a Lot of Equity — A lot of equity means that when you sell, you’re going to get more money in your pocket. So rather than spending money on a remodel, selling can be more cost-efficient for high-equity homeowners.

You Are Excited About Moving To a New Area — If you’re looking forward to moving somewhere else, then selling is probably a great idea!

Moving is More Affordable Than Remodeling The Home — If moving is more affordable than remodeling your home, go for it! There are many great homes on the market right now for a fair price.

And if you’re looking to sell fast for cash rather than going through the lengthy and expensive MLS process, give us a call at 312-820-0061. We can buy your home as-is for cash and close in as little as two weeks!

Is it time to bite the bullet and sell your rental property?

From managing tenants to paying for repairs, owning a rental property can sometimes end up being more work than it’s worth (especially if your tenants aren’t respecting the property).

Is it really time to sell your rental property?

Well, we’ve worked in the Greater Chicago real estate market for quite a while.

Here are a few signs that it’s time to sell your rental property...

The Property is Fully Depreciated — Depreciation allows you to deduct improvement expenses on the home. But it’s not infinite. Once this is exhausted, it might be a good time to sell the house.

You Have Substantial Equity — More equity means more money in your pocket when you sell. You could then turn that cash into other better investments.

You Have Negative Cashflow — Losing money every month on your rental property is probably the single best reason to sell quickly. Rental homes should be making you money… not costing you money.

The House is Outdated Or in Disrepair — At some point, repairing or updating a rental property can become too expensive and time-consuming. If that’s the case, consider selling to a professional home buyer like us over at Deep Dish Homes.

By the way, at Deep Dish Homes, we can purchase your rental property as-is for cash and close in just a couple of weeks. Give us a call at 312-820-0061 to learn more!

Let’s be honest. This year has had its challenges. And then some.
Still, there is always something to be thankful for. It may not seem so, if we only focus on the big things, but we need to remember all the little things. Especially this year. Things like a simple kindness, an encouraging word, a great cup of coffee or a peaceful sunset. Some day we may look back on these little things and realize they were the big things.
Speaking of the big things, are you feeling thankful for your real estate investment? Are you benefitting from your Greater Chicago property, or has it turned out to be something different than what was imagined?
Perhaps you’re in over your head as the repairs, maintenance, and updates seem to increase significantly with every passing year. Perhaps a major issue was discovered after move-in. Maybe you’ve just had enough.
So what can you do?
Do The Work – One option is to just pace yourself, tighten up the budget, and do what needs to be done as time and money allow, keeping the most urgent things at the top of the list. It will take some time and money, and will probably be ongoing, but it’s an option.
Ignore The Problem – Sounds crazy, right? It’s surprising how many of us do this, even though we know these types of issues will not go away on their own. It happens more than you think! We don’t recommend it.
Make A Fresh Start –Sometimes people just need to invest in a property that’s a little more manageable for them. We’ve worked with so many people in the same boat. At Deep Dish Homes we’ll buy your home as-is for cash, with no repairs or updates necessary. Not only that, we can close quickly and we’ll even pay all the closing costs.
Give us a call at 312-820-0061 – we can help give you a few more things to be thankful for.
