When most people hear the word equity, they think about home values going up.

But that's only part of the story.

A recent Florida market report shows that home sales are slowing across much of the state. In our local markets, the Tampa–St. Petersburg–Clearwater area saw single-family home sales decline by 6.3%, while the Lakeland–Winter Haven market was down 7.7% compared to last year.

This doesn't mean homes aren't selling—they absolutely are. It simply means buyers have more choices, they're taking more time, and they're comparing every home before making a decision.

If you're thinking about selling, today's market rewards homes that are priced on merit, well prepared, and marketed correctly. In a comparison-driven market, strategy matters more than ever.
