Data center development is changing how certain land assets are evaluated while influencing seller motivations. For landowners and investors, the question is not simply whether a property has acreage, frontage, or development potential. In most cases, the first question is whether the site can support the power and infrastructure demands that drive data center use.

In an episode of The Yield podcast, Tyler Davis, Spencer Smith, and Jerrod Parker noted that data centers may look similar to industrial buildings from the outside, but their value is driven less by the building or the land itself and more by the power that can be delivered to the site.

For the best of the best in legacy-quality land assets, you really must set foot on the property to fully appreciate it...

This 518 ± acre turnkey recreational land tract is anchored by Hartford Lake, a professionally managed 190 ± acre spring-fed cypress lake. Active fisheries management practices have greatly improved the lake and overall fish health, supporting plentiful largemouth bass, crappie, bream, and catfish throughout the property's underfished waters.

Improvements include a 2-story, cypress-sided, well-maintained home and a classic red barn with horse stables. Recreational features include a series of small ponds that were once part of a catfish farm, several great cypress ponds and open grassy wetlands, and a healthy mix of pines and pastures, all contributing to quality duck, deer, turkey, or dove hunting potential.

Water quality regulations continue to play a significant role in agricultural land management across Florida. Policy frameworks such as Best Management Practices (BMPs) and Basin Management Action Plans (BMAPs) provide a defined pathway for how agricultural operations address nutrient management, water use, and regulatory compliance, while also influencing broader considerations around risk, cost, and long-term land use.

Florida water policy, BMPs, BMAPs, and agricultural classification were examined in a recent episode of In Our Expert Opinion Podcast featuring Tyler Davis and Brandon DuRant of Saunders Real Estate alongside Robert Angus and Allan Charles of Lewis Longman & Walker PA.

Located in the heart of Dunnellon, Florida, this operational medical office building serves as a critical primary care hub for a high-density senior population.

The property is situated within a 20-mile radius of four major hospital systems, capturing a regional patient base that spans three counties. With a median local age of 56, the 3,200 SF building benefits from an inelastic demand for healthcare services, ensuring long-term occupancy and recession-resistant cash flow. This high-visibility offering is adjacent to 14,000 SF of retail and flex space that is also available for sale.

Having previously been farmed, these 203 ± acres in Putnam County, Florida, contain muck type soils and could suffice for a variety of agricultural endeavors, including cattle or hay production.

In addition to purchasing the farm in its entirety, the property could also be divided into a few different configurations. A 37 ± acre tract would make a nice homesite or recreational property, while the other 166 ± acres are more suited for agricultural use.
