HERE’S WHY…
Your first home often buys you your DREAM home 10–15 years later. If you buy in your twenties and start stacking equity, then roll it from house to house, by 40 you’re usually positioned to buy exactly what you want.
A few things you NEED to know before buying this young:

1️⃣ You probably won’t buy in your dream neighborhood.
That’s okay. Look 15–20 minutes outside your ideal zip code—areas with job growth, new infrastructure, or rising rent demand. Equity comes from appreciation + paying down your mortgage, not from buying the cutest street.

2️⃣ Know the tax perks.
Homeowners can deduct mortgage interest and property taxes (up to the IRS limits), and when you sell a primary residence after living there 2 of the last 5 years, you can exclude up to $250K (single) or $500K (married) in capital gains. That’s real, generational-wealth-level money.

3️⃣ Learn house hacking early.
Live in one room, rent the others. Or buy a small multi-unit, live in one unit, and let tenants cover most of your payment. (BiggerPockets data shows many house hackers reduce their housing expense by 40–100%.) You only need to live there 1 year when using owner-occupied loans like FHA or 3–5% down conventional.

Do this in your twenties and your forties will look very different. Live like no one else now, so you can live like no one else later.

Break out your windbreakers, double-denim, and side ponys! The Larry R. Jackson Branch library will be taking bad family photos on Saturday November 16th starting at 10 am. Register your family for a time slot of up to 5 minutes, pose in front of various backdrops, and get cringe-worthy photos taken by a professional photographer. Families will be emailed a high-resolution photo after the event.

Registration opens Saturday November 9th at 10 am, one registration per group. No pets will be allowed.

Tune In for the Lake Bonny Public Meeting! 📺

If you can't make the meeting in person, catch it live on Spectrum Channel 643 or FiOS Channel 43 - tonight, Nov. 6, starting at 6:30 p.m.

The City of Lakeland is hosting a public meeting for Lake Bonny residents who have been impacted by flooding due to Hurricane Milton. The meeting is taking place tonight, Nov. 6, at 6:30 p.m. in the Lakeland City Commission Chambers located at City Hall, 228 South Massachusetts Avenue.

The purpose of the meeting is to provide current information regarding the flooding situation and to hear from Lake Bonny residents who are still experiencing flood conditions.

To start the meeting, City Manager Shawn Sherrouse will present, and then the floor will open for residents to voice concerns. During Hurricane Milton, the Lakeland area experienced over 12 inches of rain in 24 hours, taxing the City’s stormwater and natural drainage systems.

After Polk County residents apply for disaster assistance, FEMA may call them to schedule an inspection of their damaged home, or to obtain more information to process the application. These calls may come from unfamiliar area codes or phone numbers.

It is important to answer the call. A FEMA inspection may be required to determine whether a home is safe, sanitary, functional and accessible. If an inspection cannot be scheduled, that may cause a delay in FEMA’s review of the application.

FEMA specialists also may call to obtain more information to process an application, or they may contact applicants who started an application and did not complete it.

It’s migration season at Se7en Wetlands! In the fall, birds begin their migration to warmer climates for the winter. Se7en Wetlands hosts a variety of different migratory birds from fall to spring.
