**Market Update** August 19, 2026

🏡 What’s REALLY happening in the Lakeland & Polk County housing market right now?

The headlines don’t tell the whole story.

📈 Inventory is rising.
🏠 Homes are taking longer to sell.
💰 Buyers are more price-conscious.
📉 Asking prices are adjusting.
BUT — this is not a distressed housing market. 💪

The biggest change I’m seeing is that buyers have more choices and are paying much closer attention to price, condition and their total monthly payment.

For sellers, that makes your Day 1 pricing and marketing strategy more important than ever. The homes that are positioned correctly can still attract serious buyers — while overpriced homes risk sitting and chasing the market, with reductions when they don’t sell.

For buyers, there are opportunities to negotiate that simply weren’t available a few years ago.
