Somewhere along the way, a lot of people forgot something important about real estate:

👉 People don’t want to feel like a transaction.

Today, someone connects on social media or fills out a form… and within seconds they’re hit with scripts, sales pitches, and automated pressure.

But real estate has always been about something deeper:

Trust.
Rapport.
Understanding people before trying to sell them something.

Some of the best business relationships I’ve ever built started with simple conversations—not closing tactics.

That’s what inspired my latest blog:

The Lost Art of Rapport in Real Estate

A look at why relationship-building still matters in a world obsessed with speed, automation, and instant conversion.

Everyone is talking about AI replacing jobs.

But almost nobody is asking the next question:

👉 What happens after that?

I started thinking through a scenario:

What if AI and robotics displace tens of millions of workers over the next decade…
…and a large percentage of them decide to start businesses instead of returning to traditional employment?

The ripple effects could reshape:

entrepreneurship
small business
commercial real estate
local economies
competition
and wealth creation itself

I put together a deeper breakdown called:

The Great Reboot

A look at what may become the largest economic transition since the Industrial Revolution.

This isn’t fear-based.
It’s about understanding where things may be heading—and where opportunity could emerge.

There’s a lot of talk right now about AI replacing jobs.
But that’s only half the story.
What happens when a large percentage of those workers don’t get replaced…
👉 and instead decide to build something of their own?
I ran a simple scenario:
What if 40% of displaced workers became small business owners?
The ripple effects on:
competition
local economies
real estate demand
and entrepreneurship
…could be massive.
I broke this down in a quick blog—not from a hype perspective, but from a practical, real-world lens.
👉 If you’re a business owner, investor, or just watching where things are heading, this is worth a few minutes.

Most real estate “testimonials” all sound the same.

👉 “Great service…”
👉 “Highly recommend…”

But that doesn’t really tell you what the experience is like.

So I did something different.

I created something I call Videomonials — short, visual stories that show what clients actually go through… from uncertainty to results.

No scripts. No fluff. Just real moments voiced by real clients.

👉 If you’re thinking about buying or selling, this gives you a much clearer picture of what to expect from me.

Homes aren’t sitting because “the market is slow.”
They’re sitting because of how they’re being marketed.
Pricing matters—but so does:
Visibility
First impression
Strategy after launch
Some homes get attention immediately. Others don’t.
That’s not random.
I put together a breakdown of what actually makes the difference.
👉 If you’re thinking about selling, this matters.

Most people think their retirement account is limited to stocks, bonds, and mutual funds.
It’s not.
There’s a strategy many investors overlook:
👉 Using a self-directed IRA to invest in real estate
That means:
Rental properties
Fix & flips
Long-term appreciation plays
All inside a retirement account.
It’s not for everyone—but for the right person, it can completely change how you think about building wealth.
I put together a short video breaking this down and how it actually works.
👉 If you’re serious about investing, this is worth understanding.

Most people think negotiating in real estate is about price.

It’s not.

The best negotiators understand:

Timing
Leverage
What the other side actually needs
And when not to push

I’ve seen deals fall apart over small mistakes…
and I’ve seen thousands saved with the right strategy.

That’s why I put together a breakdown of the most effective negotiating techniques buyers and sellers should understand—especially in today’s market.

👉 If you want to make smarter decisions (and avoid costly ones), it’s worth a look.

After 22+ years in real estate and new construction, I’ve seen how confusing builder incentives can be.

Every builder structures things differently. Offers change constantly. And most of the information is spread across multiple websites, making it hard to compare and know what’s actually a good deal.

So I decided to build something to simplify it.

👉 BuildersIncentives.com

It’s a centralized place where you can:

See which builders are active in your area
Access their incentive pages quickly
Start comparing your options without jumping all over the internet

This is just the start—I’ll be expanding into more markets and adding insights to help buyers make smarter decisions.

If you’re looking at new construction (or know someone who is), check it out and let me know what you think.
