One thing I wish more people knew about buying a home:

You do not have to have everything figured out before you talk to a Realtor.

You don’t need perfect credit.
You don’t need to know exactly what loan you want.
You don’t need to have a house picked out.
And you definitely don’t need to be “ready tomorrow.”

Sometimes the best time to start asking questions is months before you plan to buy, because it gives you time to understand your options and make a plan.

I know I’ve been talking a lot about first-time buyers lately, and honestly, it’s because this is the part of real estate I care about the most.
I know what it feels like to think buying a home might not be possible.I know what it feels like to wonder if you make enough, if your credit is good enough, if you have enough saved, or if someone is going to make you feel embarrassed for asking questions.
That’s why I want to focus on helping first-time buyers understand the process in a way that feels simple, realistic, and not overwhelming.
You do not have to know everything before reaching out. You do not have to be ready to buy tomorrow. You do not have to have a perfect situation.

Sometimes the first step is just finding out where you are and what options might be available.

I spent some time this week connecting with a trusted lender about first-time buyer options, and I really wish more people knew this:

There are down payment assistance programs out there.

That does not mean every buyer will qualify, and every program has its own guidelines, but it does mean you should not automatically assume buying is impossible just because you do not have a huge down payment saved.

Depending on the buyer, the loan type, income, credit, property, and location, there may be options that help with the upfront costs of buying a home.

This is exactly why I’m focusing so much on first-time buyer education.

Your first step does not have to be perfect credit, 20% down, or knowing everything.

Your first step can simply be asking:
“Can I buy yet?”
“What would I need to work on?”
“What programs might be available?”
“What price range is realistic for me?”
