These two Lakeview market infographics use Local MLS and OS MLS numbers as the primary data source, with outside public market information included for broader year-over-year context. The first infographic shows why the broader Lake County numbers need to be read carefully: Christmas Valley records more sales by count, but many of those are low-dollar land sales, which can distort the overall picture and make the market appear more active than the Lakeview housing market really is. When narrowed to Lakeview-address stick-built homes, the market looks thinner, more selective, and more price-sensitive, with average closed pricing around the low-$200,000 range and support roughly in the $145–$150 per square foot range for normal financeable homes. The second infographic adds outside market indicators showing softer asking conditions, more supply, long exposure times, and mostly flat value movement rather than a strong upward market. These Local MLS and OS MLS numbers do not include all outside MLS sales, private sales, off-market transactions, or other non-reported activity.
