I can show a client 5 homes in the targeted price range with similar features and during the tour, some of the homes will be rejected within the first 5 minutes of the walk through. Why? What is it about those houses that leads to a near instant thumbs down?

Most buyers form an opinion of a house when they see the front yard and shortly after entering the house—and I mean shortly, as in when they enter the home and before they see the updated kitchen, the cool sunroom, and the walk-in closets.

Buyers are very interested in a home’s size, number of bedrooms and baths, features and location. But even if it checks off all the right boxes, and is the golden price-point, it will likely be crossed off the list if the house feels hectic, exhausting or overwhelming.

So, to avoid causing buyers to close the door to the chance to be the new owner of a truly nice property, sellers should look at each room, honestly, as if preparing for a visit from the Royal Family, and do these 3 things:
1. Thoroughly clean and maintain a clutter-free home, patio and yard. This includes cleaning between the appliances and counter, washing walls and under the kitchen sink, sweeping and/or washing off patios and decks, and shampooing carpets.
2.Yard maintenance. Overgrown and dying lawns create a bad first impression. Overgrown trees and unruly shrubs contribute to potential buyers feeling overwhelmed. And a sparkling clean and clutter-free residence will help them begin imaging their furniture in such a lovely, peaceful place. The next step is an offer.
