I’m not sure who needs to see this, but some buyers think they can save time by contacting the listing agent directly versus working with just one agent who obtains property information and schedules showings for them. There’s nothing wrong with speaking to the listing agent but, before you dial the agent’s number, it’s important to understand who the listing agent represents.

The listing agent has a signed agreement with their listing client (the seller) to represent their best interests. The agent’s job for the seller is not to just advertise their home and handle paperwork, it’s also to negotiate a price and terms that’s to the seller’s advantage, not yours.

Without a signed agreement with an agent, you don’t have a trained real estate professional in your court. But with a signed agreement between you and a real estate agent, that agent becomes your agent and she (or he) has legal and fiduciary obligations to you. A primary obligation is never to do anything that gives the seller an advantage over you and to negotiate for your best interests.

In Oregon, a real estate agent may represent a seller and a buyer. But this can only happen with the consent of both parties. Their agent then exercises her legal and fiduciary obligations to both with the same level of superior service, and must exercise care to not provide information to one party that would give them an advantage over the other.

You really do need an agent in your court when you begin shopping for a home or ranch. Having your own agent, you have a signed agreement that states that your agent has a legal obligation to help you achieve your real estate goals—not the sellers.

When I walked into 830 N. 7th St, I almost couldn’t believe my eyes. It was that surprising. From the outside, it looked so small, but when I stepped into the living room it was obvious to me that this home’s front-exterior view hides its spacious floor plan and clean-updated interior. My first impression was that this home looks like new. 🥰 🏡 After seeing this 1-minute video, I’d love to know what you think about it.

I recently hosted an open house during an estate sale put on by the seller. Dozens of people who never would’ve seen the home’s interior came through.

One of the primary purposes of an open house is increasing in-person views of a home’s interior.

In times past, open houses were effective. But then came technology enabling video tours and seeing listings at your fingertips. The current trend is video tours and aerial photography. I guess that makes me trendy. 😁

Open houses aren’t the best way for buyers to find their future homes. From their perspective, attending them takes more time & effort than searching online listings and setting up showings when it’s convenient for them.

This was my first open house. It wasn’t a total failure because the home got a lot of exposure. And I enjoyed chatting it up with people I know (Lakeview’s small enough that everybody knows practically everybody.) Also, I was introduced to some people who I hadn’t yet met. All of this can lead to a home purchase, but in this instance, so far, it hasn’t. But I’m not disappointed. After all, I knew going in that today’s home shoppers very rarely attend open houses. Knowing this, I felt it was well worth trying.

Out of the dozens who attended the estate sale, one couple was interested in seeing the home’s features and one young man was interested in more information about buying the home, but he isn’t quite ready for a loan.

I gave away resources about the home purchase process and cookies, freshly baked by The Bottom of the Barrel Bakery. It was a really good day.

There’s a little hitch, I must confess…
The gentleman loved the house, the shop, the pasture, and the rest.
He was thrilled with this property and ready to move.
“My wife can have chickens and a herd of goats, too. “

He grinned a big grin that filled his face.
“I’ve dreamed for ages of having cows and my own place.”

My smile faded into a grimace. “Just how many would that be?”
He thought for a moment. “Not more than thirty-three.”

He loved the home and amenities, too.
The price was right for his loan that’s true.
But can nearly 5 acres support thirty-three?
I did some math to help him see.

“On this small farm, you might consider…
🐓 Twenty-five chickens or possibly more.
🐐 Two goat pairs to reduce weeding chores.
🐑 A few sheep to graze the grounds.
🐎 A couple of horses, stately and proud.
🐄 But one or two cows, that’s the best.
Anything more will lead to distress.

Like all of Lake County, when winter blows,
Hay feeding is how it always goes.
Here’s a fact for you to know.
Rotate grazing to help grass grow.

That fine gentleman decided to pass
But this Lakeview treasure will not last.
