Imagine being the first to live in your home and even having involvement in the construction and design process, for many this is the dream (myself included)! 😍
There’s 4 key types of new construction homes — I’ve laid them out below, but let me know with any questions & if you have interest in learning about opportunities to purchase a brand new home in the Twin Cities Metro! Generally your home builder will pay your real estate agent’s commission so representation is low cost and high benefit as the homebuyer! 🏡
↯ Production Homes
Think of the newest suburban “new build community” where a home builder divides land they own into individual lots for prospective owners’ selection. You’ll have a number of plans to choose from and there are generally set standard features and optional upgrades (but not fully-custom).
↯ Fully-Custom Homes
These homes are built one at a time, from scratch and to your exact specifications. You’ll either buy the property from a builder or find a builder to build your house on a lot you already own. You’ll then create a floor plan and design your dream home together with your architect and builder. This type of new-build is the most expensive and time-intensive.
↯ Semi-Custom Homes
Semi-custom homes are the level between a production home and a fully-custom home. You’ll have more options and flexibility, but with some guardrails. You’ll pick a plan from a builder and request small changes such as fixtures and finishes.
↯ Spec Homes
Spec homes are pre-built and move-in-ready with specifications determined by the builder to predict market demand. Often times they’re built on single lots in established communities. The main benefit to buyers is a shortened timeline and a hands-off approach throughout the construction process.
