Getting up at 5 AM isn't magic. Having a consistent morning routine helps you start the day intentionally instead of immediately reacting to everyone else's priorities.

Don't wait until you're in front of a client to figure out what to say. Practice your scripts, objections, and conversations regularly so you can communicate with more confidence when it matters.

“I want to wait until interest rates go down.”

A lot of agents hear this and immediately start trying to convince the buyer to act.

That’s usually the wrong approach.

Instead, ask better questions. Find out what’s actually behind the objection. In this case, the buyer wasn’t necessarily afraid of buying. They wanted an affordable monthly payment and didn’t want to overpay.

Once you understand the real concern, you can have a much more productive conversation around options like different loan programs, rate buydowns, and refinancing.

Don’t argue with the objection. Get curious about what’s underneath it.

If you need a closing in the next 30 to 60 days, stop waiting for leads to come to you.

You need to focus on people who already have a reason to make a move.

That means getting in front of expired listings and FSBOs, while also activating the people already in your database.

One strategy can create multiple conversations, appointments, and opportunities at the same time.

The goal isn't to find one deal.

The goal is to build enough pipeline that a deal becomes inevitable.
