Market snapshot 📊
Inventory is tightening, with active listings down to 10,621 (↓4%) and new listings at 6,239 (↓6%) compared to last year.

Prices are showing mixed movement — single-family median price rose to $675,000 (↑1.5%), while the average sold price dipped to $640,000 (↓1.5%). Condos are split as well, with the median at $330,000 (↓1.3%) but average price climbing to $464,344 (↑5.8%).

Homes are taking slightly longer to sell at 48 days on market (↑2.1%), and sellers are still averaging 100% of list price. Monthly sales ticked up to 3,759 (↑2.5%).

Overall: less inventory, steady demand, and a market that’s shifting—but still balanced.
