So if you’ve followed me on my property walkthroughs, I talk often about how we like to harden the property.

There are some non-negotiable items when we do that. The floors, the countertops. Typically, in some B-C class apartments we’ll take it a step further with some fixtures and blinds.

But in nicer stuff, sometimes we bend a little bit on some of the things we typically harden. We’ve found that when we have a nicer property, it’ll typically attract a tenant that will take better care of it.
