The spring housing market in the Cleveland area is starting to heat up. 🏘 🔥

Median single-family home prices across many Westside suburbs over the past 30 days are higher than they were at this time last year, with several communities posting double-digit increases. 💰

The only areas currently showing a year-over-year decline are Avon and Avon Lake.

It’s another good reminder that real estate is incredibly local. Two neighborhoods just a few miles apart can be telling very different stories. 📍

What’s harder to notice is how a house feels when life is actually happening. On quiet nights. On rushed mornings. On days when you’re already at your limit.

🏡 Homes that sell within the first 30 days average 101 percent of their asking price.

⏳ By day 91, that number falls to 88 percent.
Around here, timing isn’t a suggestion, it’s a deciding factor. The longer a home sits, the more the price tends to sag.

Even if you’re only toying with the idea of moving, it pays to understand these trends so you can make a smart call at the right moment.
