My more rewarding transactions are typically working with first time home buyers. Especially when it’s with a growing family who are looking to become more stable and not rent anymore. To make it even more fun, we had purchased this home while they had still lived out of state.

Swipe—-> so much I can say about the market and if it’s the right time to sell. Here is the perfect t example of what the Market is like. Using this home that just Closed yesterday as an example. I had strongly suggested that we price the home correctly and sod the front yard. Seller did not have the funds for sod and didn’t believe it would have an impact on the sale. I had determined the Market value was at $550k. Seller was adamant about listing at $565k. We listed at $565k and did not have a single showing our first weekend. Seller agreed to adjust the price to $550k, we had one showing with no interest. I personally paid to install sod, had new photos taken and posted, and had went under contract all in a week.

Moral of the story, if you overprice your home: it will sit. If you don’t have at least decent curb appeal: nobody will even come look at it. Homes are still selling at Market Value regardless of what you read, you just have to be presentable and strategic.
