More buyer activity.
Rates moving in the right direction.

But some situations don’t wait for the market.

𝗦𝗽𝗲𝗰𝗶𝗮𝗹𝗶𝘇𝗮𝘁𝗶𝗼𝗻 does something similar. When you are the agent trained specifically for probate, you are not competing for every buyer and every seller in town. You are the answer to a specific need, for people who are already looking for exactly that.

That sentiment has been circulating among agents this year, mostly about turning down buyers who cannot prove they can afford the house. Saying no to that is not rude. 𝗜𝘁 𝗶𝘀 𝗿𝘂𝗻𝗻𝗶𝗻𝗴 𝗮 𝗯𝘂𝘀𝗶𝗻𝗲𝘀𝘀 𝗶𝗻𝘀𝘁𝗲𝗮𝗱 𝗼𝗳 𝗿𝘂𝗻𝗻𝗶𝗻𝗴 𝗲𝗿𝗿𝗮𝗻𝗱𝘀 𝗳𝗼𝗿 𝗼𝗻𝗲.

Probate situations are not identical. An out-of-state executor who wants everything handled remotely is a different conversation than a personal representative who wants to walk the property in person. A living trust liquidation moves differently than a guardianship sale.

One class cannot cover every version of that. Ongoing calls, with real agents bringing real situations, can.
