This project was a complete transformation of a large commercial space in Chautauqua Institution. Originally operating as a restaurant, the space was thoughtfully reimagined to create a more intimate dining experience while maximizing the property’s potential.
By reducing the restaurant footprint, we were able to create a beautiful condominium featuring two full bathrooms and a stunning chef’s kitchen designed for entertaining and everyday living. The design also made it possible to add a separate studio condo unit that can function as an attached guest suite with its own bedroom, bathroom, and kitchenette, or serve as a rental unit when not being used by the owners.
One of the most impressive features of this project is the abundance of natural light that fills the space, creating a warm and inviting atmosphere throughout. From the custom finishes to the thoughtful layout, every detail was carefully planned and executed.
We have truly enjoyed being part of this buildout, and we’re proud of the final result. Seeing an underutilized commercial space transformed into such a functional and beautiful living environment is what makes projects like this so rewarding.

Once we completed the siding and decking on this stunning Chautauqua Lake home, the homeowner; who also happens to be an architect, asked us to create an outdoor living space that would complement the home’s design and feel like it had always been there.
This custom structure was designed with versatility in mind, featuring the ability to open on three sides, creating a covered outdoor space that seamlessly connects with the surrounding landscape. Inside, a gas fireplace provides warmth and comfort for those cooler days and evenings, while the outdoor kitchen makes it the perfect space for entertaining family and friends.
The patio pavers and landscaping were expertly completed by Rob Cochran, who went above and beyond to ensure the outdoor area blended naturally with the existing home and property. We also incorporated stone accents that tie into the chimney, helping the addition feel like a seamless extension of the original design.
We’ve had the opportunity to work on several homes designed and owned by architects, and it’s always a rewarding experience. Their creativity and vision challenge us to do our best work, and we take great pride in helping bring those ideas to life.

I stopped by a client’s lake cottage last night to show a prospective client some of the unique features of this home we built last year.
This home was designed with the idea that it had been there for generations. Every detail was chosen to create that timeless lake cottage feel.
The shiplap walls throughout, vintage fireplace, repurposed antique doors carefully fitted into their new home, and the vintage clawfoot tub in the upstairs common bath all help tell the story.
Tile selections were chosen to maintain the vintage character throughout the home. The kitchen stove was retrofitted and reconditioned, adding a perfect pop of color while continuing the old cottage aesthetic.
The homeowners stayed true to their vision by incorporating vintage furniture and décor throughout the space, tying everything together beautifully.
It’s always rewarding to work with clients who have a clear vision and trust us to help bring it to life.

We were asked to help our longtime friends and colleagues at Jamestown Kitchen and Bath renovate their showroom space.
As the project evolved, we recommended installing a metal ceiling to help hide the imperfections in the existing structure while creating a clean industrial look. They agreed, and the finished product turned out amazing. The new design perfectly showcases their recently expanded lighting selection along with their beautiful bathroom and kitchen displays.
