Normally, home sales pick up in the summer, but this year, it's a waiting game. Sellers are holding back, hoping for prices to rise. At the same time, buyers are hesitant to enter the market due to high mortgage rates and affordability concerns.

According to Realtor.com Senior Economist Jake Krimmel, seller reluctance is driven by a combination of factors, including stagnating asking prices, longer wait times for buyers, and surging inventory, which has seen 21 consecutive months of annual growth.

As competition among sellers intensifies, some are slashing prices in an effort to attract buyers, while others are choosing to withdraw from the market entirely.

"Right now though, sellers by and large seem quite anchored to higher list prices, whether that's because they are not in a rush to sell and willing to wait, or because they are in denial about how their leverage is eroding," says Krimmel.
