The upshot of this article is in any future recession, it will be different. Homeowners have more equity and more down payment into their homes. In the great recession, credit was loose and many people had no or very little down payment.

However there still are red flags that homeowners should be on the lookout for. When could a potential recession affect the housing market?. For starters, many Americans have taken out cash-out refinance mortgages on their homes as their home values have grown. That’s whittled away the equity these people have in their property, leaving them more vulnerable to owing more than their home was worth in the potential event the home prices drop. Bottom line, be very careful about using your home as a bank account to draw from.

The last recession was caused in part by a downturn in the housing market.
