Thinking about remodeling before you sell your home?
Be careful.
The 2025 Zonda Cost vs. Value Report for the Mountain Region shows something most homeowners don’t expect.
Some of the strongest resale returns come from relatively simple exterior upgrades:
• Garage door replacement — over 230% cost recouped
• Steel entry door replacement — around 186% recouped
• Manufactured stone veneer — around 160% recouped
• Minor kitchen remodel (midrange) — over 110% recouped
Now compare that to larger renovations:
• Major kitchen remodel (midrange) — roughly 49% recouped
• Upscale kitchen remodel — around 35% recouped
• Solar installation — under 30% recouped
• Upscale primary suite addition — closer to 16–18% recouped
In other words, spending $150,000+ on a luxury renovation does not mean you’ll recover that money when you sell.
In competitive markets across Denver Metro, buyers reward condition, smart updates, and homes that align with neighborhood expectations. They don’t reimburse sellers dollar-for-dollar for personal taste or over-improvement.
The goal when preparing to sell isn’t to build your dream house.
It’s to maximize your net proceeds.
Before you start a major renovation, make sure it actually makes sense for your property, price range, and neighborhood.
