📰 Honored to be featured in The Denver Post last weekend alongside the April 2026 Denver Metro Market Trends Report.

The headline says "stability," and the numbers do reflect that. Median close price rose to $605K, days on market declined nicely, even as inventory ticks up. On the surface, things look relatively calm.

But here's the X-factor no one is talking about in this space: energy costs.

I've seen first-hand what a fast-moving external variable can do to buyer confidence. The 2022 mortgage rate shock pulled a massive pool of qualified buyers out of the market almost overnight.

Unexpected energy price spikes have the potential to do the same thing, and the consequences could be even harder to unwind.

I don't have a crystal ball, and I'll never claim to. But when I see the potential for turbulence ahead, I'm going to say so.
