I believe the second, most important investment a person can make is an investment in their community. (The first most important is a house!) Over the past eight years, I’ve invested my time and resources to improve the lives of the homeless and working poor in Jefferson County through a nonprofit called The Action Center (theactioncenterco.org). As a volunteer and board member of this organization, I feel privileged to be part of a movement to enable self-sufficiency among people struggling to make ends meet. From collecting school supplies and food for families in need to fundraising, I enjoy every bit of my work with The Action Center. Denver home prices hit $615,000 in May — up 2.5% from last year.
But the number that caught my attention? Median days on market: 14. That hasn't moved.
That tells you buyers are still showing up for the right homes. The ones that are priced accurately for 2026, not wishful thinking about 2022.
Inventory is up a little, but new listings are actually down almost 18% year-over-year. Rate lock-in is real — a lot of sellers with 3–4% mortgages are looking at $1,500+ higher monthly payments if they move. That's a decision, not a delay.
For buyers, there's more room to negotiate than this market gets credit for — especially on anything with older systems or deferred maintenance.
