Real estate advice is everywhere, and let’s be honest—a lot of it is outdated, overly optimistic, or flat-out wrong. When people talk about debugging home-selling myths, there are a few massive culprits that always top the list.

Here are the biggest myths people are talking about right now, debunked.

1. "Price it high so you have room to negotiation."
This is probably the most common—and dangerous—myth out there. Sellers often think, "If I want $400,000, I should list it at $430,000 to see what happens."

The Reality: Overpricing a home kills your momentum. In today’s market, buyers are highly educated; they know what homes in the neighborhood are worth. They have representation their buyer's agent is running the numbers —If a house is overpriced, it sits on the market.

The Consequence: The longer a house sits, the more buyers assume something is wrong with it. This actually costs the seller more money, it's important to listen to your agent about price!

You usually end up having to slash the price! (don't do this, most agents reduce the property less than 50K which is not recommended!) I believe the listing should be priced correctly and my tools, discernment, experience help me to price correctly. The Price is an entry point! Usually, the highest buyer wins the sale depending on source of funding.

Market Value: The price the market is willing to pay

Home Improvements: You will never get dollar for dollar. Solution: instead try doing researching: fixing the best income producing improvements of your home, you don't always have to do a complete remodel, try a mid-grade remodel.
