Downsizing isn’t always about finding a smaller house.

And it definitely doesn’t always mean spending less.

For a lot of people who are retired or getting close, the bigger question is:

Would the next home improve my life enough to make moving worth it?

Maybe that means less yard work, fewer stairs, less maintenance, more freedom to travel, or living closer to the people and places that matter most.

That’s why I like to look at the whole picture, not just the sale price of your current home.

I call it a Home Fit Review. We look at your equity, what your current home is really costing you, what a replacement property could look like, and whether moving actually makes sense for this next season of life.

And sometimes the answer is to move.

Sometimes it’s to stay right where you are.

The Fed raised rates today, but before you let that headline change your plans… there’s a little more to the story. 👀

The Fed does NOT directly set mortgage rates, and a 0.25% Fed hike does not automatically mean your mortgage rate just went up 0.25%.

What it DOES mean? This is a market where the numbers matter.

Your interest rate matters. But so does the price you pay, the concessions you negotiate, your monthly payment and how much leverage you have as a buyer.

And right now, buyers in the Denver Metro still have something we haven’t always had: **options and negotiating power.**

So if buying is already on your radar, I wouldn’t let one headline make the decision for you.
