Here's the high-level picture we're watching across the region right now:

🔹 Austin-metro median home price is sitting around $440,000, down slightly year-over-year
🔹 Homes are taking a bit longer to sell — averaging around 61 days on market
🔹 Inventory has grown to about 4.7 months, giving buyers more room to shop and negotiate than in recent years

Translation: the market has settled into something more balanced. Buyers have more options, and sellers who price realistically are still getting results.

July Market Pulse — What We're Seeing in Texas Right Now

Summer doesn't slow things down the way it does in other markets. Here's the honest picture from our team on the ground:

🔹 Buyer demand remains active — especially from out-of-town buyers relocating from Austin and other metros
🔹 Well-priced properties are not sitting — buyers are paying attention and moving when something checks their boxes
🔹 Acreage and land with dual-use potential (residential + income, livestock + STR, etc.) continues to outperform single-use tracts
🔹 The Hwy 281 corridor is increasingly competitive — frontage properties with visibility and infrastructure are generating multi-offer interest
🔹 Seller patience is being tested — overpriced listings are sitting; realistic pricing is getting results

The Texas market broadly is offering buyers more inventory and negotiating power in 2026. But Lampasas County is one of the areas still showing real momentum for sellers.
