Here's a fun one. The line between the Hill Country and the Blackland Prairie isn't just a vibe, it's real geology.

It's called the Balcones Escarpment, and it runs right through our market, from Austin up through Georgetown and beyond. One side is limestone hills and spring fed rivers, the other flattens into rich farmland.

Knowing which side of that line a property sits on can tell you a lot about soil, drainage, and even foundation considerations.
