When the Escobar family first reached out, they were first-time buyers and a little overwhelmed by the whole thing. That is completely normal and I love being the person who gets to say "I've got you."

Less than three months later, they closed on their perfect home.

And yes, their one year old came to every single showing, snacks and all, and we had a blast. 🥰 Some of my favorite moments happen when the whole family is along for the ride because at the end of the day, this is about so much more than buying a house, you're finding the spot your family will call HOME.

Did you receive this letter in your mailbox today like I did? Whew…. There is TONS of misinformation floating around today on the 2027 tax reassessments. Let’s set the record straight.

FIRST - Don’t panic. Here’s the facts.

The big important question that everyone is stressed about: Will your taxes go up???? Let’s talk about it. A doubled property tax assessed value does NOT equate to doubled taxes next year. Some property taxes will go up, some will stay about the same, and some will even go down ⬇️

Your taxes are based on millage rates. Millage rates vary township to township. Your tax rates living in Manheim are different than your tax rates living in Quarryville, they have completely different millage rates. So to sum it up, your home value is going UP, your millage rate that your taxes are calculated by is going DOWN.

‼️ IMPORTANT ‼️ The 2026 millage rates cannot be applied to the 2027 assessment value to calculate your new tax liability. Millage rates will be adjusted downward ⬇️ for 2027. We do not yet have the updated millage rates.

The reassessments are revenue neutral, meaning all taxing authorities will need to adjust their millage rate for 2027 so that they don't collect more revenue than they did this year.

There is something about walking through rows of ferns and flowers and filling a cart with plants that just resets my whole day.

I have been seeing lots of sellers act proactively when it comes to getting their homes ready for the market…

Here’s a timeline tip for you:

🔥 If you need your home to be sold by November or December, you don’t need to wait until October to get it on the market.

⏰ We are listing homes in August that need to be sold by November.

🏡 While every home is different, our local market can sometimes be unpredictable and vary in experience from home to home.

📆 Homes take 30-45 days to close AFTER we’ve found a buyer (in most cases). With a November 1 close date in mind, you need to be under contract by early October at the latest.

🍂 If you’re eyeing Fall 2026 as a target “i’m out of my home & it is no longer mine” timeframe, the time to get prepped is today.

After meeting with several different families this month, I’m certain that planning in advance will make all of the difference. Take the time to prepare so you can make your move seamless. 🏡✅

The Best Weekend Activities In Lancaster County, Ranked By Someone Who Takes Saturdays Very Seriously. 🌸☀️

I have lived here long enough to know that a good Saturday in Lancaster County is really something special. Farmers markets, covered bridges, little coffee shops tucked in the middle of nowhere, vineyards, trails, family farms, and some of the best food you will find anywhere in Pennsylvania. And that is just scratching the surface.

Whether you are looking for a free morning out with the kids or a full splurge worthy date day, this area truly has it all and I never get tired of exploring it.

If you haven’t been to Oregon Dairy yet, this is your sign to add it to your summer list!!

We stopped in to custom order birthday cupcakes (our favorite local spot for this!), and of course we couldn’t leave without a visit to the outdoor play area first.

Animals, slides, climbing, swings… the kids could stay there for hours! It’s one of those spots that just feels like Lancaster County at its best. And did I mention it’s free?!
