VA loans - big changes coming! The current oversight for these the past several administrations is focusing on getting the veterans in houses, not protecting the veteran.

Pest inspection - anyone can pay for it. This has been around for a bit.

Also, a lot of Vietnam veterans think they are expired and no longer eligible. That changed a long time ago, they are now eligible for VA loans.

These two changes go into effect on Friday of this week, May 1st.
On homes built after 1978, they will no longer require peeling paint to be repaired.
Outbuilding such as sheds, barn, and detached garages that used to hold up a lot of older properties for VA loans, will no longer be required to have an inspection.

There is also a VA reno loan option. This can save a deal, create a deal, or make a deal even better. I have been a part of all three of those as a HUD consultant. Like the FHA 203K, but for VA loans.

My wife loves giving me a hard time about what the Air Force calls some minor hearing loss. Just happens to be right in the female vocal range. Hmm . . . .21 years around aircraft can do that! I remind her she keeps taking me to these loud events!

We went to the Mercy Me and Crowder concert on Thursday night up in Reading! Absolute blast! Crowder tends to be a bit more on the rock side than the worship side, but still great music. Immense amount of respect for him. Mercy Me is simply great worship music!! The two combined reminded me a bit of our church out west - Lincoln Brewster is the worship pastor (former guitarist for the rock group Journey).

We had floor seats (I rarely know where the seats are she picks out). Got back to the truck and the work phone had a message from Olivia Henneman, who spotted me at the concert! Olivia is a great real estate agent that has setup an excellent environment with her team! An absolute joy to work and interact with!

Did an inspection on a house that had a previous report. The last thing I did was the roof and there was a nice flat area on the very top. Absolutely wonderful view of Lancaster. Decided to just pull up the previous report while I was on the roof and make sure I took a second look at all of the buyer's concerns. Cool temps, quiet, and a great view!! Just kind of felt relaxing.

A Philadelphia trip, through Delaware. Kind of. Got a call from a lender I've done 203K work with on a commercial inspection in Blue Ridge Summit, PA. It was for a real estate broker with about 260 agents. The broker called a few weeks later about a residential inspection in Delaware. All the work they were doing, it was worth the drive. His transaction coordinator then introduced me to a new agent in their brokerage - doing a personal purchase in Philadelphia! So, off to Philadelphia for the day. Quick stop at the Valley Forge stop on the turnpike! Too bad it will be too hot this afternoon - Border Collie / car guard had to stay at home.

I spent my afternoon learning from other great industry leaders about how they have grown their business through social media. It was an interesting start - I walked in the door and the initial scan of the room turned up a lot of familiar faces!! I saw three people I had never met, but had worked with on multiple jobs, two others I had met once before (one of which we are currently working a 203K project), and immediately recognized several Facebook friends I had never met in person!!

This is absolutely hilarious. And she put it online. Kudos to her for being able to laugh about it. All right, What stories y'all in real estate got out there? I'll grab some popcorn!

I had one here in Pennsylvania where I was told the house would be empty and was given a lockbox code. I got the key, knocked a couple times really loud since the house was occupied, but no one came to the door. Got inside and was working for about 10 or 15 minutes. A guy came out of one of the bedrooms with his dog. He was sleeping, the dog had not parked at all, and there was a second guy in another bedroom! Apparently the listing agent had not told them about the inspection.
