VA loans - big changes coming! The current oversight for these the past several administrations is focusing on getting the veterans in houses, not protecting the veteran.
Pest inspection - anyone can pay for it. This has been around for a bit.
Also, a lot of Vietnam veterans think they are expired and no longer eligible. That changed a long time ago, they are now eligible for VA loans.
These two changes go into effect on Friday of this week, May 1st.
On homes built after 1978, they will no longer require peeling paint to be repaired.
Outbuilding such as sheds, barn, and detached garages that used to hold up a lot of older properties for VA loans, will no longer be required to have an inspection.
There is also a VA reno loan option. This can save a deal, create a deal, or make a deal even better. I have been a part of all three of those as a HUD consultant. Like the FHA 203K, but for VA loans.
