Some realtors make a search for clients, and just set it and forget it until something pops up as a match.

I know that it takes some digging sometimes to find the one that my clients need. Last year 22% of my sales were off market.
Today I’m mailing almost 100 letters to homeowners on State St Lancaster to see if being aggressive for my clients can help them find their next home sooner and facilitate a smoother closing off market.

Congratulations to these amazing buyers for closing on their first home today! They knew what they wanted and patiently waited for the right fit - Penn Manor School District, big enough for the family to spread out with a large finished basement, even a fenced yard for the dog and outdoor space for everyone. When they saw a rumor that this one was prepping to sell, I didn’t waste any time in tracking down the owner and advocating for an off market sale.

We got our offer accepted before it was even listed - without fighting thru any competition - and were able to get a home inspection contingency. The home inspection revealed a serious electrical issue and the deck was not just older, but unusable. 😱

I was able to work with the sellers agent for a win-win solution for all parties. We got the electrical issue fixed immediately, and the seller covered the full cost of repairs to make the deck safe for summer cookouts. 👏

It’s a joy to see the work come together at the closing table with smiles, good vibes, and congratulations all around. My Creative Director came along to keep the stickers flowing too. 🫶Cheers to their family on making great memories in their new home and equity for their future!

What’s a Pre Settlement Walk Through?

The day of closing or night before, buyer have the right to walk through the property to verify it’s in the same condition as when the Agreement of Sale was executed. We look for utilities to be working, no new leaks or unexpected repairs, and check that the inclusions and exclusions are as agreed. If the washer and dryer are included, are they still there? Are the furniture, trash, and other items removed? This is a final protection for the buyers so there are no surprises after the ink has dried. They're about grandchildren.

Under Contract in Millersville!

Some of the best homes never make it to market. When we heard rumor that this home might be prepping for market, I got right to work in tracking down the owner… and then their agent. By being both aggressive and kind, I was able to secure a private showing before the home was ready to list. It was a perfect match for my first time buyers:

✅ Penn Manor school district
✅ In budget
✅ Space for their family to spread out
✅ Fully fenced yard for their Dalmatian
✅ Room to park the RV and cars
✅ Well maintained and move in ready

The new roof, finished basement, and primary suite were all icing on the cake.

The other agent and I were able to negotiate the price (and terms) that made a private sale a win-win for our clients.

Just like that, they are under contract without fighting thru multiple offers!

Last year 22% of my closings were off market deals and I’m tracking for that again in 2026.
