Home Buyers must be very careful when buying homes that have a Septic System. Lately I have seen on the Market a number of Older Homes (over 35yrs old ) that show no updates on the System.
Primarily it has a Drainfield that’s 35++ years old .
Worse yet a number of these Property Listings
had Undersized Lots ( less than 1-1.5 acres) .
This leaves no Replacement Area for a New Drainfield ! I recently showed a house in Dauphin Co. , who’s Drainfield had failed and they installed
Three Holding Tanks that needed numerous pump
outs per year ($225-275 + per pump). This will be
a Higher Cost than Public Sewage and could injure
the Property Value .
Take Away ? - Always get a Septic Inspection !
