Fairfield Homes, Inc.

Fairfield Homes, Inc. A full-service property management company present in 110+ communities throughout the Midwest. Founded in 1947 by the late Frank L.

Gorsuch, Fairfield Homes, Inc. started out being recognized as a major developer of single family homes and subdivisions, commercial construction, historic restorations, and multifamily housing. In 1969, the company would grow into the second generation with Frank and Mary’s son, Leonard Gorsuch, as CEO. Leonard’s innovative spirit would expand the business into the development and management of m

ulti-family housing. In 2008, the family business grew again as Jennifer Gorsuch Walters became the third generation to join the company. Under Jennifer’s leadership, the management team utilizes their comprehensive knowledge of the regulations imposed by HUD, Rural Development, Assisted Housing Services Corporation, and Ohio Housing Finance Agency, as well as the requirements of our syndicator, Ohio Capital Corporation for Housing. A strong reputation and close working relationships with these regulatory agencies has allowed Fairfield Homes to successfully obtain management contracts for numerous apartment communities that are owned by other development firms. Today, Fairfield Homes is a Central Ohio leader in providing management services to affordable housing communities. We currently manage 113 HUD Section 8, Low Income Housing Tax Credit (LIHTC), Rural Development, and/or Conventional properties, consisting of over 4700 apartments within the state of Ohio.

What does “affordable housing” really mean? It may look a little different than you think.

Reserve at Hunter Trace was created to give active adults another option to stay close to the people, places and community they know and love without sacrificing quality.

We’re sharing more about the need behind this community, the misconceptions surrounding affordable housing, and why communities like this matter.

Reserve at Hunter Trace officially opened its doors in our hometown of Lancaster, Ohio, but its impact extends far beyond our community. As the first Development project to receive Ohio Low-Income Housing Tax Credits (OLIHTC) in the rural funding pool, Reserve at Hunter Trace represents an innovativ...

This is what happens when the right housing meets a real community need.

By giving active adults an option to right-size while staying close to the community they know and love, we’re creating an impact that reaches beyond the people who call Reserve at Hunter Trace home. As some residents sell their longtime homes, more options become available for new families and generations.

It’s all part of the housing ecosystem, and a great example of what can happen when the right people come together.

Yesterday, we proudly cut the ribbon and welcomed our first guests to Reserve at Hunter Trace, a brand-new affordable housing community for active adults 55 and better in Fairfield County.

The energy, participation, and heartfelt remarks from our partners made this celebration extra special and served as a powerful reminder that building community takes a village. The overwhelming support for affordable housing is encouraging as we continue working to expand housing opportunities throughout Central Ohio an beyond to help strengthen the entire housing ecosystem.

Thank you to our elected officials, community partners, lenders, and supporters who helped bring this vision to life. Together, we're changing lives!

Yesterday, we proudly celebrated the grand re-opening of Stratford Place alongside community leaders, partners, and residents who helped make this transformation possible.

Through a comprehensive rehabilitation, Stratford Place has been transformed into a safer, healthier, more modern place to call home for active adults, preserving a critical affordable housing resource in Dayton for years to come. The redevelopment enhances quality of life while ensuring residents continue to have access to affordable housing they can depend on.

Thank you to the speakers, partners, and supporters who joined us in celebration. This achievement is a testament to what can be accomplished when organizations come together with a shared commitment to preserving affordable housing and strengthening our communities.
