What a week it has been! Not one but TWO closings. In both of these deals, my clients are people who are moving here to call Lancaster home, and I am very proud to help them do that. After all, moving here was one of the best decisions I ever made, too.

Sometimes things just fall into place for a client.

At LCRG, we are open to helping each other when needed, and that's what happened here. My clients aren't actually my clients, believe it or not, but one of my fellow agents needed help, so I said yeah, sure, I'll show them this one house.

I got there first and LOVED IT. Oh this house is going fast, I said to myself. When the buyers got there at 6:30 that evening, I said the same thing to them. At 9:00, as dark encroached, we were still outside the house talking strategy.

By the next morning, they let me know they WANTED that house, and were willing to do what it took to get it. So I said, okay, if you want it that badly, we can do it, but we have to be aggressive. (B-E-Aggressive!)

We were one of four very competitive offers, but these buyers took big risks, and in return, they received big rewards.

I'm so excited to get to be a part of things like this! Congratulations to these happy buyers!

Gamers Outreach partners with hospitals to give hospitalized kids a break from the stress and monotony of being hospitalized by providing them portable gaming consoles that are specifically built for hospitals. They're on a mission to "restore a sense of joy and normalcy in the lives of hospitalized children." So I must admit this news is well over a week old. (Things move fast in real estate!) I completely forgot to post about it at the time, but as always, it’s worth stopping and celebrating when this happens.

I met this client at an open house on a Saturday. The following Friday, we went and looked at houses for the first time together. We saw six houses in four hours: 2 yeses, 2 nos, and 2 maybes.

On Monday, we went to see the 2 yeses again, plus one that just popped up on W Lemon that we chose to look at on a lark.

On Tuesday evening, we went under contract on the Lemon street house. That’s all it took for us to make some lemonade.

I am simply delighted to share that this deal has closed, and I am both happy and sad about it. We have been on a long journey together that started last summer--they dropped by my open house for a quick hello--and since then we have been up and down, joyous and beaten, and it was all worth it to get here. That's right, boys and girls, you've got not one but TWO chances to come say hello to me at an open house this weekend!

Okay, here’s a fun one: these buyer clients were gonna buy another house. In fact they were pretty far along in the process, too, when disaster struck.

Suddenly, they were back on the house hunt after thinking they were done with this part. You can imagine how disheartening that can be. So on our first day back looking at houses, I said to them, don’t worry about finding the right house today. It doesn’t have to be today. We’re just getting started again. Let’s get our sea legs back.

So that day, we saw our first house and loved it, but it was at the high end of our budget already and it was gonna be competitive. The second house was a bust. So was the third.

Then we walked into the fourth, and it knocked our collective socks off. I was as enchanted with the place as they were.

Next thing you know, boom, our offer had been accepted that night.

Here’s the best part: if the previous deal had erupted any sooner or any later, we would have never seen this house. It had just landed on the market, and it wasn’t going to stay there long.

It came along for my buyers at just the right time.

This business is funny and weird and sometimes it’s magic.

You wanna know why I only wear a tie to weddings, funerals, and closings? Weddings are classy and celebratory, sure, and funerals are respectful and somber, of course. Closings, I have two reasons to wear the tie.

One is for my clients, to celebrate the conclusion of this long (sometimes very long) process. It can feel almost anti-climactic, giving yourself arthritis as you sign your name 80 times, and I feel it's worth dressing up to acknowledge the journey.

The other reason is for Barb.

Clients don't meet Barb until settlement, so they don't see how much work she and her team get done behind the scenes. Realtors don't close deals on their own, far from it. We assemble a team of people to bring the deal to closing, and the only people I'm willing to work with are those who put service above the sale.

When you go under contract to buy a house, there are two people I reach out to immediately: your loan officer, and Barb. From there, Barb and her crew handle all the title work. Not only that, but they have always handled every one of my deals with a dazzling level of efficiency and care, and always on time.

For today's closing, Barb handled a transaction that crossed state lines! (As if she didn't have enough work to do.) And yet, here we are, everything in place, closing this deal right on time.

I execute contracts. Barb gets deals done.
