All great upgrades that add value for potential buyers. Throw in the character of the curved roof with arched brick doorways, and this home is a charmer! However, closing only $100 above asking means it may have only had one offerâŚmaybe two? This is a telltale sign that, despite being a beautiful find, a home that is priced on the upper edge of its value still may not attract a ton of interest.
21 Gable Park Rd, Millersville - Closed $19,900 under asking price
This home is a great case study on how buyers should be viewing the current market. This home was on the market for 18 days. Thatâs not long, but a bit longer than normal for a home with a pool in our area. A lot to love with the location, pool, garage, and curb appeal, but the inside needed updating, especially the kitchen. The sellers accepted an offer of $19,900 below the asking price and included $5K in seller concessions. This is proof that buyers may not need to compete for the âpicture perfectâ homes on the market if theyâre willing to negotiate and put in a little work. The KEY is being in communication with your realtor about what your true wants and needs are, and getting out there! For our buyers, we may see some homes on the market for 10+ days, and I know itâs ripe for a price decrease, so why not jump on that and pull the price down with an offer?? Now this doesnât always work, but in this case, that may have been the strategy! There are a lot of variables, but thatâs why working with an experienced agent is SO important!
501 E Front St, Marietta - Listed for $650,000 and sold for $660,000
This property is so unique and right next to the river in historic Marietta, so Iâm not surprised it jumped above the asking price! A converted brick warehouse with beams and brick and freight elevatorâŚyes, please! Everything about these 4,600 sqft screams charming, unique, historic, and plenty of space for the beautiful vision this buyer has. It took just 5 days for this to go pending to one lucky buyer!!
249 Blue Ln, Columbia - Listed at $599,500 and sold for $585,000
In my professional opinion, this home entered the market too high. After 13 days on the market, an accepted offer $14,500 under the asking price naturally brought it down. This home is in Columbia Boro, so taxes are something to consider, but this home sitting on almost 4 acres is another one-of-a-kind. This distinct colonial home gives old-world charm. The 40x29â toybox adds some great functionality with tons of potential for more hobbies, storage, or guest space on the second story. And a beautiful wooded setting gives a classic country setting, but is convenient to modern amenities. Another example of buyers with a great strategy to get the home of their dreams!
256 S Cedar St, Lititz - Listed at $669,900 and sold for $750,000
This property was a Parade of Homes winner. The âwowâ factors packed into this home are too many to list. I include this one specifically to show it is STILL possible to build even in Lititz Boro. A 1,276 sqft home with a 900 sqft finished basement, all sitting on 0.18 acres. The home was originally listed in December 2024, but likely didnât start building until an offer was made in March of 2025. The increase in price likely means that upgrades were selected and purchased by the owners and added to the build. This property closed in December 2025, so the under agreement to getting the keys timeframe on this particular build was 9 months, which is great reference for anyone looking into new construction. Itâs a long wait, but these buyers got tons of high-end finishes and exactly what they wanted.
