I’ve known Jeff all the way back to our Smoketown days, so it was a nice blast from the past when I connected with him and Keri early last year as they began to house hunt.

He wanted space to breathe.. the more acreage the better. She wanted a neighborhood setting where their daughter could play and have friends.

The result? A cul-de-sac surrounded by farms on one side and mountains on the other, with each lot containing over an acre of land. Mission accomplished. 🫡

Nothing better in this business than reconnecting with an old friend, making a new one, & coming alongside them as they realize their goals. Congrats you guys!

An offer that looks incredible with an escalation clause, could just be a tease.

Here’s an example: My most recent listing hits the market. We receive significant interest right away, and within a couple days our first offer comes in. It is great in many ways… but it contains an escalation clause. The offer is for the list price— the escalation clause indicates that the buyer will beat our next best offer by $500 up to a max of $20,000 OVER the list price. There is the kicker. I spoke with the other interested agents and both confirm that their buyers plan to make offers at the list price. So instead of getting 20k more than list, my seller will get $500 more. Not so great. Using the other interest to leverage, I remind the first agent that we are not accepting escalations; but say that I will cancel showings & sign her offer that night if she brings us her highest and best terms. A few hours later we are under contract at $21,000 over our list price 🙌🤯🫡

Escalation clauses are a great tool for buyers, not so much for sellers. Don’t lose out on thousands by not understanding the difference.

Huge win for my buyers over the weekend! We’ve been working together for a while, patiently waiting for that right property to come along. There were a few disappointments along the way, but when we saw this one everyone knew it was the best of any we’d looked at. A quiet cul-de-sac, with every property on the street sitting on over an acre, and easy access to the highway. The backyard views for miles was just the cherry on top 🤩

I got to work building a good rapport with the listing agent and we put together a strong offer that they felt comfortable with. Then, last night I got to deliver the news that they’d beat out 4 offers and the home of their dreams was going to be theirs in 30 days 🙌🎉

I got connected with Dylan & Corinne from a yard sign call on a listing. I realized soon after that I knew Corinne’s family and had her dad as a teacher in middle school. A few months later and they just closed on their first 🏠 which is right down the street from me! The best part is we took advantage of a seller overprice to grab it at more than 20k UNDER appraisal value 🙌

It has been a joy getting to know these two and serving them through the home buying process, and I couldn’t be happier for them. Welcome to the ‘hood!
