Do you remember the first thing you loved about the home you own? It probably wasn’t the number of bedroom or bathrooms. A home search starts with a checklist and a budget, but often becomes a more emotional journey once the showings start. Buyers far more often fall in love with how a home makes them feel than they do the home itself.

I’ve shown very expensive homes that fell flat, and I’ve shown starter homes that stirred up something in the buyer that made them say, “I need this house.” It doesn’t need to be on Million Dollar Listing in order to wow.

A crucial piece of my job is helping sellers maximize the positive emotions their home will evoke in buyers. Creating a lasting impact is the difference between selling & selling for top dollar.

My buyers are over the moon after nabbing this stunner in Lititz. This 1.8 acre property was the one for them as soon as we stepped inside, combining the old farmhouse character with a beautifully integrated 3-story addition off the back. Those morning coffee views from the deck will be killer… and I’m already planning summer parties for them in their barn loft! 😂😍

1. Most fires in real estate can be avoided by educating clients & communicating expectations from the jump- Shockingly, many people in a large purchase don’t handle surprises well 🤔

2. Tact in negotiations is key- A lot of people lose the battle before it begins.

3. Most properties don’t need more marketing, they need better positioning- What better way to market your home than to strategically position it against the market competition?

4. You don’t feel the cost of a bad agent until it’s too late- There are plenty of good ones out there, and countless more just along for the ride.

5. Real estate rewards preparation & punishes emotion- Leading with emotion (in an understandably emotional process) is a quick way to shooting yourself in the foot.

A recent listing of mine went under contract three times before the sale eventually got to closing. The first couple buyers were attempting to purchase the property as an investment, but got cold feet before closing. The buyers sent me their termination notices and requested their deposits back. So, what now? I reviewed the contracts and…

One buyer had missed a key (but often overlooked) offer term regarding the deadline to respond to an inspections counter proposal. The other buyer failed to notify us of their mortgage status by the end of their contingency window. These mistakes put both buyers in default of the contract. After receiving their terminations, I notified them of these issues and immediately they changed their tune and started trying to negotiate!

All in all, my seller eventually got the price he wanted AND had his monthly expenses covered (and then some) by these buyer’s deposits simply because we didn’t just say OK to the buyer’s requests and move on.

‼️ Knowledge of contracts is important ‼️ In the words of that seller:

“I love cutting the BS. I think this is a textbook case for why a person should never sell by owner.”
