You might have heard the term “wholesaling” thrown around in real estate circles.

Usually right before someone says they have a “hidden gem” or an “off-market opportunity.”

And listen… sometimes they do.

But sometimes they have a script, a cell phone, and absolutely no plan. 😅

Wholesaling is basically when someone finds a property, gets it under contract, and then assigns that contract to another buyer, usually an investor, for a fee.

In theory, it can be a legitimate real estate strategy.

In reality, it requires real numbers, clear contract terms, an actual end buyer, and a strong understanding of the local market.

Because finding a discounted property in Land O’ Lakes, Lutz, Wesley Chapel, or anywhere in Tampa Bay is not the same thing as finding a good deal.

We get it.

Nobody looks at a mortgage payment and thinks, “Wow, what a fun little monthly treat.” 😂

But here’s the part people forget: for most of history, if you didn’t have enough cash to buy a home outright, your path to ownership was a whole lot harder. Bigger down payments, shorter loan terms, fewer options, and a lot less access for everyday buyers.

So yes, today’s rates may not feel exciting.

But a mortgage is still one of the tools that allows regular families to buy a home, build equity, and create more stability over time.

We don’t need to tell you everyday life has gotten more expensive lately.

We’re all seeing it at the gas pump, in the grocery store, on insurance bills, and basically anywhere our debit card has the audacity to show up. 💸

It feels like your hard-earned money just doesn’t stretch as far as it used to.

That’s one reason the conversation around homeownership matters.

Fun little arrangement… mostly for the landlord.
