The Kennett Consolidated School District market showed two very different trends in the April 2026 YTD data when comparing the overall residential market to detached homes specifically.

The overall residential market experienced a significant increase in activity, despite softer pricing. Closed sales jumped 28.8% yet sales price declined 5.6%, dropping from $560,000 to $528,500.

Detached homes, however, remained considerably stronger from a pricing standpoint. The median sales price increased 3.5%, rising from $637,450 to $659,500 with Closed sales improving 2.5%

Overall, the data shows that detached homes in Kennett Consolidated SD continue to outperform the broader residential market in pricing stability and demand, while the overall market is benefiting from increased sales activity and inventory growth.

The Chester County Real Estate market experienced a decline in volume through March 2026 as local activity was dampened by a harsh winter during the first quarter. Year-to-date new listings fell 5.4% , new pendings dropped 6.7%, and closed sales down 1.5% compared to the previous year. Despite the slower seasonal pace, property values remained resilient, with the year-to-date median sold price rising 6.9% to $530,000 with houses selling at 99.8% of their list price.
