Believe it or not...
they had been looking for a home for more than 2 years
in those 2+ years, they watched mortgage rates go from the 5s… to the 6s… to the 7s…& back again
they saw house after house
some needed way too much work
some had way too much competition
some checked a few boxes, but created a whole new set of problems
but what they really wanted was pretty simple
a REAL backyard where their kids could run around
more space so they could finally get rid of the storage unit
a basement. an attic. somewhere for all the stuff that somehow comes with having kids
a highly desirable school district, knowing their kids would eventually be in the public school system
& easy access to NJ for work
after 2+ years, i think it would have been pretty easy to wonder if that house even existed
then an off-market opportunity came across my radar through my network
& it checked almost every box
no full remodel
no bidding war
the school district
NJ access
the backyard & space they had been looking for
& They didn’t even need to sell their current home to buy it
but selling first would make things a LOT easier
as soon as their offer was accepted, we put their house on the market
& before we even made it to the open house weekend..
we had an accepted offer
more than their asking price
a favorable offer
AND they got to stay in their old home for a few extra days while using the proceeds from that sale to purchase their new one.
& maybe the best part?
i’m not sure they realized it when we started…
but they weren’t just looking for a bigger house
they were looking for a different way of living
the kind where the garage door can stay open
where you don’t think twice about leaving the screen door unlocked while you let the fresh air in
where the kids can run outside
where u know your neighbors
where u can finally exhale a little
the epitome of the suburbs
& sometimes, the house you’re looking for never makes it to Zillow.
esp in places like Newtown, Doylestown, Yardley, New Hope, Ambler, Blue Bell, Spring House, North Wales & Lower Gwynedd.
