We’re still sitting BELOW that.

That means:
✔️ Supply is controlled
✔️ Serious sellers still have leverage
✔️ This is a shift — not a collapse

2008 was caused by oversupply and bad lending.
Today we have tight lending and homeowners with strong equity.
