As someone who’s spent decades guiding buyers in the Grand Lake area, I always encourage clients to plan for more than just the down payment and closing costs. Once you’re settled, the first year often brings additional expenses—repairs, home furnishings, and appliances are common. On average, buyers of newly built homes spend about $26.9K during that first year, while those purchasing existing homes spend around $18.7K. Appliances and household equipment can run $4.3K for new construction and $3.7K for existing homes. Furnishing your new space? Expect about $8.3K for new builds and $3.9K for existing properties, especially if you’re moving into a larger home. The biggest first-year cost is usually alterations and repairs—$14.3K for new homes, $11.1K for existing. U.S. Housing Market Rebalances Slowly
The U.S. housing market continues to rebalance, but it's happening gradually rather than all at once. Active inventory is up about 4% year-over-year nationwide, though the pace of growth has slowed for the first time in five weeks—an indication that conditions are shifting in buyers’ favor, but without a sudden jump in supply. Homes are spending an average of 61 days on the market, the same as last year, which is typical for this late Q3 period following a faster-moving start to 2026. New listings fell roughly 1% compared to last year, returning to levels we saw in 2025; this reflects how ongoing affordability concerns are making both buyers and sellers a bit more cautious. The median listing price is $419,000, down about 1% year-over-year, with the price per square foot at $222—the lowest since early Q1 2026. Although inventory has increased and mortgage rates remain elevated, these shifts are creating more balanced opportunities for buyers, even as the overall market pace stays measured.
