We don’t think a Realtor’s job is always to help a buyer buy a house. Sometimes, it’s to stop them from buying the wrong one.

We know that may sound strange coming from someone whose job is to sell homes, but we are never going to push our buyers into a house just so we can get to the closing table.

Here are three things that would make us tell a buyer to walk away:

🔺The house has major issues that don’t make sense for their budget. A fixer-upper is one thing. But if it needs a roof, foundation work, HVAC, plumbing, and electrical work - and it is already at the top of your budge - we need to have a real conversation.

🔺The numbers only work if you stretch yourself too thin. We want you to love your home, but we also want you to be able to afford groceries, vacations, holidays, and life after you buy it.

🔺Something just doesn’t feel right. Maybe it is the location, the condition, the resale value, or the inspection findings. You do not have to convince yourself to love a house just because you are tired of looking.

The right house should feel exciting - but it should also make sense.
