Michigan offers a really great program for those who would like to be homeowners, but haven’t had the chance to save up for all of the out-of-pocket costs 💰

Qualifications 👇🏻

💴 In Ingham county, the maximum income limit (meaning you have to make under this amount) for a 1-2 person household is $107,400 and for 3+ people it is $125,300. The income requirements vary by county.

💳 Minimum credit score of 640

🏡 If you use the down payment assistance loan, you cannot buy a home for more than $224,500.

📚 Housing education class is required to use the loan (you can complete the class online)

💰You have to contribute at least 1% of the sales price to the transaction. The earnest money deposit and appraisal fee count toward this amount. So make sure you still have a few thousand dollars saved up! ☑️

The down payment assistance is treated as a second mortgage against the house you buy, and the loan is due in full either when you sell the house or when you pay off your mortgage. This means no monthly payments and it is non-interest bearing 👏🏼

Thinking about listing your house for sale soon, but not sure how to get your home market ready? I’ve got you covered 👏🏼

To ensure your home shows well both in pictures and in person, you should:

- Declutter your house and try to give it a minimalistic look. Buyers want to see the house and imagine themselves living there, which can be hard with clutter. ✖️

- Deep clean your home and correct any pet/smoke/other odors. 🧼

- Complete any repairs that you know of. If you’re using pliers to flush your toilet (I saw this in a house recently 😂), it’s best to replace the handle before you list it for sale! Little things like that can be a major turnoff to buyers. 🔨

- Slap a fresh coat of neutral paint on the walls. This freshens up your space and prevents buyers from having paint color objections. 🎨

- Flooring can also transform a room. Make sure your floors are clean and in good shape. If not, it could be beneficial to replace them! 🪵

- The exterior of your property is the first thing buyers will see when they come to view the house. Making sure your house is free of peeling paint, the yard is well-kept, and placing some pretty flowers out front can go a long way! 🌺
