About 13% of buyers are backing out of contracts—but it's NOT about rates. Rates are 6.28% this week, and buyers are paying $59 less per month than last year.

The real issue? Confidence.
Inventory across Greater Lansing is still under three months (seller's market), and well-priced homes ARE moving. I've shown over 20 homes this week—most got offers and are now under contract.

But if you're selling, you need a solid deal locked in first. Buyers lack confidence right now, even with favorable rates.

DeWitt remains tight at one month of supply. Okemos and Haslett are slightly looser at two months, but still not balanced.
