By the time a buyer schedules a showing, they’ve already scrolled the photos 📱, compared your price to three other listings, and half-decided how they feel about your home. The showing just confirms what they already think.

That’s exactly why I don’t treat the “getting ready to list” part as a formality. It’s the strategy that does the heavy lifting — the part that decides whether your home shows up well ✨, reaches the right buyers, and builds momentum before the sign ever goes in the yard.

Swipe through a few things worth doing on purpose before you settle into autopilot. None of them are complicated. Most of them just require showing up.

Six months from now, “I live here” starts to feel different than “I moved here.” That shift isn’t random. 😊

What’s quietly shifting in the Greater Lansing housing market right now? 👀
If you’ve been sitting on the sidelines waiting for the market to flip in favor of buyers, that hasn’t happened.
But, there are opportunities showing up that we weren’t seeing as often a year or two ago.
Greater Lansing is still a competitive market- especially for homes 🏡 that are updated, priced well and in desirable locations. Those can still move FAST.
But buyers are starting to have a little more room to be strategic:
🏠 A home that’s been sitting for a couple
weeks
🏠 A recent price reduction
🏠 A property that needs some updating
🏠 A seller who has already moved or
really needs to sell

That’s where the conversation changes.

The latest numbers in this area still show limited inventory but not every house is automatically flying off the market with 10 offers.

And that distinction matters!

Instead of waiting for some magical 🪄 “perfect time” to buy, I’d rather help you figure out where the best opportunities are right now- because they can look very different from Haslett to Grand Ledge to East Lansing to DeWitt……and really, possibly from one neighborhood to the next.
