Last week we made great progress on site! The corridor in Building B was painted, cabinets were installed in the units, all unit fans were installed, and the corridor flooring was completed. We also installed lighting on the carports, set the final two parking lot lights, and completed the panels on the trash enclosure. The clubhouse is almost complete, and furniture has been installed, bringing the space close to ready.

This week we are starting the Owner’s punch for Building A, receiving appliance deliveries for Building B, and continuing plumbing, electrical, and mechanical trim-out in Building B. We are also beginning the General Contractor’s punch as we push closer to completion.

Last week at Grand View Heights, carport footings were poured and the carport frame and sheeting were set. Painting continued in Building B, allowing flooring to begin in painted units and the clubhouse. Appliances were installed in Building A units and the clubhouse, while electrical, plumbing, and HVAC trim-out continued in Building A. First-floor units in Building B were primed, electrical trim-out began in painted units, and trades continued punch work in Building A. Major milestones were reached with the fire final and TCO secured for Building A.

Looking ahead over the next three weeks, work will continue across both buildings with drywall, insulation, gypcrete, and tape and texture progressing alongside ongoing electrical, plumbing, and mechanical work. Exterior activities will ramp up with siding, stone, painting, sidewalks, and site features including the monument sign and trash enclosure. Interior finishes will continue with doors, flooring, and final trim, while site and carport coordination remains ongoing to keep the project moving toward completion.

🚧 Construction Update 🚧

Last week we made solid progress across several areas of the project. In Building A, teams continued electrical, plumbing, and HVAC trim work, installed the fire alarm system, and began installing HVAC units in the hallways. The clubhouse also took shape with interior walls painted and the HVAC unit installed.

Work resumed on the carports, with drilling restarted for footers and pole supports set. In Building B, doors and trim work began on the second and third floors, while the first floor was taped, mudded, and textured. Painting started in two third-floor units, and preparations were made to set doors and trim on the first floor.

This week’s efforts include pouring carport footings and continuing carport installation with framing and sheeting. Painting will continue throughout Building B, followed by flooring installation in completed units and priming on the first floor. Electrical trim-out will begin in units as they are painted.

In Building A, appliances will be installed in the residential units and the clubhouse, along with continued electrical, plumbing, and HVAC trim-out and trade punch work. Flooring installation in the clubhouse is also scheduled as crews continue pushing the project forward.

Last week, we made significant progress on the construction project. We installed all cabinets except for the ADA cabinets in Building A and the clubhouse, and we completed 90% of the painting in Building A. Additionally, we successfully hung all ductwork in Building A, and we also hung ductwork on levels 2 and 3 in Building B, covering both the East and West sides.

Looking ahead to this week, we aim to finish installing insulation in Building B, pour the stairs on the south side of Building A, and complete the painting in both Building A and the clubhouse.

We have made significant progress on several tasks. We poured the sidewalk for Building A on its north side and installed the sprinkler pipe for the south side of Building A. Forms for the BBQ area were set, and we wired the second floor at the east end of Building B. Additionally, we paved part of the parking lot and began installing drywall on the first floor at the east end of Building A, while taping the second and third floors of the same building. All mechanical work for the soffit areas has been completed, and we painted the east and north sides of Building B. We also stocked drywall for the second and third floors of the west end of Building B.

For this week, we plan to finish drywall installation on the first floor of Building A and insulate the third floor of Building B. We will begin drywall installation on the third floor of Building B and start taping on the first floor of Building A. Additionally, we aim to complete the wiring for the second floor of Building B and begin insulation there. Other tasks include continuing the landscaping sprinkler lines for Building A, pouring the BBQ area and stairs on the south side of Building A, pouring sidewalks around the clubhouse, and setting pocket doors on the first floors of both buildings.

Last week at The Reserves at Grand View Heights, we made excellent progress by finishing the siding on the north and east sides of Building B. We also completed the third-floor wiring for the apartments on the east end of Building B and finished drywall installation for the west end of the second and third floors of Building A. Plumbing and mechanical work was carried out for both buildings, and we staked for sidewalks around Building A. Additionally, we set doors for the clubhouse and riser rooms, and established heating systems by setting up heaters and running ducting into both buildings.

This week, our focus will be on taping and texturing the second and third-floor apartments in Building A, as well as running ducting for the soffits in the same building. We'll continue the siding work on the north side of Building B and set stone for the clubhouse in Building A. Stonework will begin on the north side of Building B. We will also continue wiring the third-floor west side apartments in Building B and paint the siding for the meters in the same building. Lastly, we'll set the meters for Building B and run primary wire while setting transformers for both buildings.

🌟 Project Update: Reserves at Grand View Heights 🌟

Last week, our team accomplished several key milestones at the Reserves at Grand View Heights. We finished wiring on the first floor and in the clubhouse of Building A, and painted the west and north sides of the building. Additionally, we installed resilient channels for the second and third floors of Building A and completed the siding for Building A.

For Building B, we installed ductwork and plumbing vent, waste, and water lines for the third floor. We also began installing soffit around Building B and moved all windows over. We received masonry blocks and mortar for Building A, stocked drywall for the second and third floors of Building A, and provided tubs and showers for both buildings. Lastly, door frames for Building A were set.

Looking ahead to this week, we plan to set windows for Building B, finish the soffit installation, and install drywall for the second and third floors of Building A. Additional tasks include installing meter sockets for both buildings, starting masonry work for Building A, finishing duct installation for Building B, beginning siding for Building B, wiring the third floor of Building B, completing exterior painting for Building A, and applying zip tape for Building B.

🏗️ Reserves at Grand View Heights Construction Update! 🏗️

This week has been very productive! We completed the floor trusses for the third floor of Building B and set the decking in place. Framing of the walls for Building B's third floor is ongoing, and we've also installed shear walls. Mechanical work has started on the first floor of Building B, along with the installation of fire sprinkler pipes. For Building A, we topped out the plumbing and wired all units on the third floor, while also beginning the second floor wiring. Additionally, we dug and set water lines in the street and flushed water pipes to the buildings.

Looking ahead to next week, we aim to finish framing the walls for Building B's third floor and start setting trusses and decking. We'll continue mechanical work and plumbing for the first floor of Building B and proceed with plywood installation for the shear walls. Fire sprinkler installation will move to the second floor of Building B, and we'll also continue wiring the second-floor apartments in Building A. Other tasks include setting stairs for Building A, insulating walls for the third floor, pressure testing waterlines for both buildings to the street, and continuing flashing and siding work, along with setting a fire riser for Building A.
