This house is very personal for me in many ways. In each deal i help negotiate, I try to learn from it; this one taught me that they are still many wonderful people in this world (mensches and whatever the female version of the word is).

Water polo was a huge part of my life growing up. I played on a prep school team that made it all the way to the New England championship game (we came up just short, but I still remember every second of that run). It’s an incredible sport that builds endurance, teamwork, and confidence in a way few others can.

That’s why I love this Splashball Free Clinic at Hommocks Pool. It’s a fun, low-pressure introduction to water polo for kids ages 6–11, and no experience is needed. Just show up, jump in, and have a great time.

As we closed out the first quarter, I wanted to share a quick snapshot of what we’re seeing on the ground here in the Mamaroneck School District and the headline is clear: demand is outpacing supply in a meaningful way. With 58 homes currently pending versus just 20 active listings, inventory remains incredibly tight, and notably, my brokerage Houlihan Lawrence is representing roughly 65% of those pending deals.

The $1M–$2.5M range continues to be the sweet spot, where buyer demand is strongest and competition is most intense. This imbalance is pushing values higher, with the median sale price jumping over 30% year-over-year to just above $2.08M. Homes are also moving faster, with average days on market down nearly 21%.
