Buyers REALLY do not like seeing these issues. Imagine walking into a house that’s adorable from the outside and then being greeted with…

Kids rooms are such a fun place to decorate. But when it comes to making a place that’s equally exciting for both you (no headache-causing graphics or neon pink walls) and your littles (fun colors and places to play), follow these tips!

1. Keep walls and furnishings neutral. Kids’ interests change with the week, so avoid bright colored walls or themed furniture to make sure that their room grows with them.

2. Get fun accessories. Bring pops of color into the room with fun pillows, sheets, and curtains. Add texture and patterns to bring a sense of liveliness to the room, while still keeping it insta-worthy.

3. Make it play-friendly. Add a soft rug and toy storage to create a little self-contained play center. If you have room, add a low bookshelf to keep your little one’s books easy to access.

4. Give a sense of magic. A pack of glow-in-the-dark stickers or fairy lights can take a room from “meh” to “wooooow” for a child in a matter of minutes.

When you’re selling a house, you’re mostly worried about how much profit you can make from your house. But, like most things, there are taxes associated with selling your home. Luckily, there are a few great ways to decrease the taxes you owe. Check out these deductions and make sure to save this post for tax time next year!

1. Selling costs: You can write off any cost associated with selling your home, including agent commissions and escrow costs.

2. Home improvements and repairs: If you did any home repairs before you sold, you can also deduct those.

3. Property taxes: Just like when you’re a homeowner, you can deduct the amount you paid in property taxes when you sell your home.

4. Mortgage interest: Did you pay interest on your mortgage when you owned the home? Probably, so make sure you deduct it!

5. Capital gains tax. If you made a profit on your home, it counts as income come tax time. But you can exclude $250,000-$500,000 of capital gains, which makes a huge difference when it comes to the taxes you owe.

If you want to get the most out of your home, you know that you’ll want to make some repairs before you sell. But a lot of the time, sellers focus on cosmetic issues like cabinet color and countertops rather than the actual bones of the home. Repair the following before a home inspection, you’ll be golden!

1. HVAC system: Make sure your air conditioning and heating works properly. If it’s been a while since you’ve had a tune-up, get your system serviced so it comes back good to go on the inspection.

2. Electrical: Check all the breakers, outlets and switches—inspectors definitely take note of these!

3. Inspect the roof: Bust out the ladder and check out your roof. After the whirlwind of buying a house, you might want to take it easy for a little bit. But don’t wait too long, because there’s several things you’ll have to get done before you can move into your new home. Save this post for later so you don’t forget these tips!

1. Prep ASAP. As soon as you know you’re going to move, make a plan and a timeline.

2. Clear the clutter and decide what to keep or donate/trash. Then get rid of the things you don’t need.

3. Stock up on boxes. An easy way to do this is to start saving your delivery boxes a few months before you plan to move.

4. Get wrapping materials, including moving blankets and bubble wrap.

5. Keep your to-do and to-pack lists handy. Your phone is great for this!

6. Turn on utilities (electricity, water, trash, sewer, natural gas, internet, and TV) in the new place.

7. Sketch a floorplan to figure out furniture placement and help movers.

8. Label all the boxes with as much detail as possible.

9. Buy carpet protection tape to save the new carpet in your new home.

10. Get help from friends and family on moving day or hire the professionals.

Moving into a new home is SO exciting. But before you get too caught up in everything, you need to inspect your place and make sure it’s SAFE and ready to go. Check these things before moving your family in.

1. Smoke and carbon monoxide detectors: Make sure the batteries are charged and that the detectors work. You don’t want to overlook this!

2. Fire extinguishers. Check the expiration date on the extinguisher and make sure it’s in an easily accessible place.

3. Dryer vent. Check your dryer vent on both ends to make sure it’s not clogged with lint, which is a major fire hazard.

4. Water heater. Some people keep their water heaters HOT. Check the temperature of the water to make sure that it’s safe, especially if you have children or elderly living with you.

5. Doors and door locks. Make sure you change your locks as soon as you get into the house because you don’t know who has a key to the current house. Additionally, make sure that the front and back doors are meant to be exterior—so they can better insulate your house and protect you in case of a forced entry.

5. Window: Make sure that they are lockable and installed correctly. For more security, fit cut PVC pipe or 2x4s into the molding to prevent the windows from being opened from the outside.

5. Escape route. Before you spend the night, make sure you and your family members know how to get out of the house quickly in case of an emergency.

1. Layer it: Create a cozy atmosphere with multiple levels of light. Partner a statement overhead light with smaller lights under cabinets, above the sink or by the stove.

2. Control it: Use light dimmers to reduce glare in the evenings and make mornings a little easier to handle. Being able to control the light is also so helpful for getting those picture perfect IG snaps of your latest culinary masterpiece!

3. Hang it: Pendant lights can instantly make a room feel more upscale. Most designers agree that pendant lights look best in a set of three for a perfectly balanced look.
