You may have heard that interest rates increased this week. Here’s what that means for homebuyers:

The Federal Reserve raised its benchmark rate by 0.25%, while the average 30-year fixed mortgage rate increased to 6.95%, according to Freddie Mac.

The Fed does not directly set mortgage rates, and the rate available to an individual buyer depends on several factors—including credit, loan type, down payment and lender programs. Even when rates rise, buyers may still have options such as negotiating seller concessions, purchasing discount points or refinancing later if rates improve.

🏡 GOOD NEWS FOR NEW MEXICO HOMEBUYERS!

Housing New Mexico (MFA) has increased the income limits for its FirstHome and FirstDown programs, which means some buyers who previously earned too much to qualify may now have another opportunity to explore these programs.

🌵 For Doña Ana County, the new income limits are:

🔑 1–2 person household: up to $93,240
🔑 3+ person household: up to $108,780

Never heard of FirstHome or FirstDown? Here's the quick version:

🏠 FirstHome is Housing New Mexico's first-mortgage program for eligible first-time New Mexico homebuyers with low-to-moderate incomes. For the program, “first-time” generally means you haven't owned and occupied a home as your primary residence within the past three years.

💰 FirstDown is a second-mortgage down payment assistance program that can be paired with FirstHome to help eligible buyers with some of the upfront costs of purchasing a home.

Why does this update matter? If you've considered buying a home but thought you made too much to qualify for MFA assistance—or were previously over the income limit—it may be worth taking another look.

Eligibility isn't based on income alone, and a Housing New Mexico-approved lender can help determine which programs you may qualify for.

Today, we begin with remembrance.

On September 11, we pause to honor the lives lost, the families who continue to carry their memory, and the courage of the first responders and all who answered the call to serve. We remember them with gratitude, dignity and respect.

The Friday Mercado will be open today from 10:00 AM–3:00 PM with a small selection of local vendors. We invite you to visit the Plaza, enjoy a peaceful walk through historic Mesilla and support the makers and small businesses joining us today.

Then, this weekend, the Plaza comes alive for the 2026 Diez y Seis de Septiembre Fiesta—a free family celebration of history, culture and community.

Saturday, September 12
The parade begins at 10:00 AM, followed by mariachi, ballet folklórico, cultural performances, family activities and live entertainment through 6:00 PM.

Sunday, September 13
Entertainment begins at noon and continues throughout the afternoon.

Please note that there will be no regular Sunday Mercado. Instead, many of your favorite Mercado vendors will be participating in the Fiesta alongside all the music, performances and family traditions planned for the weekend.
