Even after living in Las Vegas for over 20 years, I still find our airport confusing! Between the terminals, parking garages, passenger pickups, and endless signs, getting around can be an adventure. And let's not forget the controversial name change from McCarran International Airport to Harry Reid International Airport! Some locals still refuse to call it by its new name. What do you call our airport, McCarran or Harry Reid? And am I the only one who struggles to navigate it?

Brad and Kim already had what you would assume was a finish line: a large single story home on a full acre with a swimming pool. If you already live in a single story, you're set, right? Not quite. Their yard had basically become a second job. They chose a brand new home in a 55 plus community, and the reason had nothing to do whisker a footage. It was reliability. They did not want to spend retirement. Wondering what would break next to an older property or spend every weekend on yard work. Newer construction, lower maintenance, and a real community wrapped around it. For them it was worth every penny. One story is not the finish line. Maintenance can be the reason to move. What is the one thing about your home that has become a second job?

Protect yourself! Negotiate a substantial daily penalty, potentially $1,000 per day, if the seller misses the move-out deadline. Consider requiring $30,000 of the seller's proceeds to remain in escrow until the property is completely vacated. Make sure these protections are clearly written into the contract and approved by the appropriate parties. A great bargain can turn into a nightmare without the right safeguards!
