Las Vegas Prices: Record High
Las Vegas real estate continues to make headlines, with the single-family median price holding steady at a record $490,000 through Late-Q2—matching the peak seen earlier in the quarter and marking a roughly 1% increase year-over-year. The market remains tight on supply, which is a key factor in this price resilience. In terms of activity, we saw 2,800 existing home, condo, and townhome sales during Late-Q2. Notably, single-family home sales were up about 18% from last year, while condo and townhome sales edged up roughly 1% combined.
Inventory remains limited, with just over 7,000 listings on the market without offers—an increase of about 2% from last year, but still not enough to tip the balance away from sellers. Homes are moving a bit slower, though: around 79% of single-family homes and 68% of condos/townhomes sold within 60 days, which is slightly below last year's pace. Cash buyers continue to play a significant role, making up about 23% of all sales, and distressed transactions are nearly negligible at just 1%. Altogether, Late-Q2 saw more than $1.4 billion in single-family sales and over $184 million in condos and townhomes.
