Most Las Vegas investors are chasing the same deals...

The same 3-bedroom rentals.
The same zip codes.
The same shrinking cap rates.

Meanwhile, there's a niche rental market near Harry Reid International Airport that most investors have never even heard of...

Airline Crew Crash Pads.

Thousands of pilots and flight attendants are based at LAS. Many commute from other cities and need a place to stay between flight rotations.

Not a hotel.
Not a traditional apartment.
They rent by the bed.

Here's where it gets interesting...

There are two types of crash pads:

✈️ Hot Beds – Shared beds used by crew members whose schedules don't overlap. These typically rent for $150–$300 per month, and the same bed can generate income from multiple users throughout the month.

✈️ Cold Beds – Reserved exclusively for one crew member. Standard bunk-style crash pads rent for $250–$500 per month, but premium accommodations with private bedrooms near LAS often command $700–$1,000 per month per person.

That's where many investors miss the opportunity.

The lower end of the market is crowded with inexpensive bunk houses competing on price.

The premium market is a completely different story.

Experienced pilots and senior flight attendants often prefer:
